Flood Risk Assessments: Thames Basin plugged.
In accordance with PPS25, Flood Risk Assessments are required in support of any planning applications for
sites located on a flood plain.
Train and Kemp had completed a number of such assessments in those London Boroughs bordering the
River Thames, from Teddington Weir to the estuarine reaches below the Thames Barrier.
Assessments are based on the Environment Agency Flood Data for the Thames. The level of hydraulic
modelling depends on the site location and its proposed usage.
London has a well managed flood defence system explained Norman Train, and in terms of flooding, the risk
assessment usually comes down to what would happen if the river wall was breached locally under high flow
conditions. Provided that the site is not at the bottom of one of the low points in the flood plain, it is normally
possible to show that the risk from such an extreme event is not significant.
